$1 billion project in Fayetteville set to bring 2,400 homes within next 15 years

Fayetteville-based Specialized Real Estate Group announced March 3 that it’s leading the development of Drake Farms, a $1 billion mixed-use project that will be completed over 15 years along Interstate 49 in Fayetteville.

Nearly $80 million will be invested in the first two phases. Phase one includes 120 multifamily units, 32 townhomes and 23,743 square feet of commercial space on more than 7.5 acres. The second phase includes an additional 109 multifamily units and 10 townhomes on 3.8 acres. The second phase is expected to be complete by the end of 2028.

About 40 acres of the 165-acre development will support the planned 1.2 million-square-foot expansion of Washington Regional Medical Center, creating space for additional inpatient and outpatient services.

Interesting fact: Nearly 130 walnut trees planted almost a century ago remain on the land. As a part of the development, the walnut grove will be preserved as a central green space.

Bentonville Aims to Finish Over $79 million in Park Projects this Year

The City of Bentonville Parks and Recreation Department plans to complete about eight projects totaling more than $79 million this year.

The biggest items on the department’s to-do list are the approximately 100-acre 8th Street Gateway Park — estimated to cost $39.5 million — and the Bentonville Adult Recreation Center — priced at about $24 million, according to Josh Stacey, deputy parks director. The city broke ground on both projects in September 2024.

Bentonville is also set on wrapping up the first of a two-phase improvement project for Dave Peel Park — a component of its larger Quilt of Parks project — for about $4.5 million, a project that started in September, Stacey said.

This is all on top of three new trails the city plans to finish this year, as well as two other projects.

Live Nation to Open Music Venue Near Momentary

Also in Bentonville, Live Nation Entertainment announced that it’s working with the Momentary to open a 46,327-square-foot music venue.

The Bentonville Ballroom will have a capacity of 2,500 people and be built on 1.75 acres at the northeast corner of Southeast Eighth and Southeast E streets. This is just south of the Momentary and west of the parking garage and 8th Street Market.

According to an economic impact study by Oxford Economics, the new venue is expected to have a total economic impact of $46.3 million annually and support 280 jobs, including the full- and part-time employees of the Bentonville Ballroom. Its starting wages would be $20 per hour. The project is expected to generate about $4.9 million in state and local tax revenue.

Federal Transportation Funding Advances Long-Standing Regional Priorities

Northwest Arkansas is set to receive two-thirds of $105 million in federal transportation funding coming to the state of Arkansas. Those new dollars advance infrastructure projects priorities championed by the Northwest Arkansas Council, the Northwest Arkansas Regional Planning Commission and other partners for years.

The largest single allocation directs $59 million toward the next phase of the U.S. 412 Bypass of Springdale. Additional Northwest Arkansas funding provides $11 million for U.S. 412 corridor improvements and another $3 million will be directed to the rebuilding of a wider, safer Arkansas Highway 112 between Bentonville and Fayetteville.

For Northwest Arkansas, these projects do more than improve daily commutes. U.S. 412 and I-49 function as critical freight and logistics corridors that support the region’s employers, manufacturers and supply chains tied to national and global markets. Continued infrastructure investments ensure Northwest Arkansas remains accessible for workers, attractive for business expansion and prepared for continued growth.

Children's Hospital Expansion on Track to Open in Fall

The Arkansas Children’s Northwest expansion is set to be complete late this fall, and families are already seeing some upgrades at the hospital, president and CEO Marcy Doderer told Axios.

Why it matters: More space, services and medical professionals mean more children can get care closer to home and avoid traveling to Arkansas Children’s Hospital in Little Rock or another children’s hospital.

  • The Springdale hospital not only sees patients from the growing NWA region, but surrounding rural areas like eastern Oklahoma, Doderer said.

The big picture: The expansion includes 50,000 square feet of new space and 23,000 square feet of renovated space. It will offer expanded services in areas like ENT (ears, nose and throat), neurology, pulmonary, cardiology and gastrointestinal areas of medicine.

  • Doderer estimated the Springdale campus will need about 50 more health care providers, and DeMillo said Springdale staff could grow as much as 70%.

Fayetteville Voters Approve $375 Million Bond Issue

Fayetteville voters approved a $375.5 million bond issue for sewer plant and infrastructure upgrades, street and park improvements, and a new aquatic center, fire station and animal shelter.

All nine items in the bond issue were approved. The bond item for the aquatic recreation center was the closest at 7,543 (50.71%) for and 7,333 (49.29%) against. All the other items were approved by wider margins.

  • The item for the aquatic recreation center would provide $61.9 million to develop a year-round aquatic center for swimming, fitness and recreation.
  • The item for parks and recreation would provide $25.5 million to improve parks, trails, and outdoor spaces used for recreation and community gatherings.
  • The item for animal services would allocate $18.1 million to build a modern facility that supports animal care, public health and community safety.
